There IS Money To Lend!!! 

My name is Jana Williston and I am with Amicus Mortgage Group here in Mobile. I am concerned with the outlook and perception that the potential homeowners in our area are being face with daily. I feel that there is not enough media attention on the GOOD THINGS that are going on in Mobile. We are a lender and we have money to lend. Unfortunately the average Mobilian honestly feels that there IS no money ANYWHERE. That is not the case. The mortgage lending industry has gone back to basics. The current guidelines are not “new” guidelines. They are guidelines that have come back into play and that were in play years prior.  

 

I am bothered that potential home buyers are so intimidated by national news. Mobile, I truly believe, is a City that will weather this economic turn. While some may suffer and lose their jobs they will thrive with the industry moving in, the expansion of industry already present, and the hope of industry to come. Mobile is a city that is providing jobs. That is not to say that some businesses have not downsized, because I do believe that some businesses have cut back. However, I know that there are businesses that are continuing to hire and thriving on growth. 

 

Please get the word out that we are lending money. I feel that so many people have forgotten the fundamentals of economics. There are a lot of homes on the market right now. The time to negotiate is now. “Buy low sell high,” was a phrase I continually heard in school. Please help play a part in trying to educate Mobile on purchasing property. We have taken it upon ourselves to educate the public with seminars, flyers, websites, and information. We are teaming up with Real Estate agents to share knowledge with them and GAIN KNOWLEDGE from them. It is of vital importance that Mobile understands it is a good time to buy. We do have money to lend. We are continuing to make dreams come true. This is a profession that I chose because I love to lend money. I don’t know anything else. We do it the right way. We educate our borrowers. We believe in the City, and we want to see it grow.

Having your house on the market involves a certain invasion of your privacy. Real estate agents will be previewing it and showing it to buyers with some regularity. While you want to make your home reasonably accessible to the real estate professionals and their prospects, you don't want to run the risk of stepping out of your shower just as a broker is ushering in buyers.

In many areas real estate agents use a handy little tool of the trade called a "lock box". When a property is occupied, the agent first calls to let the owner know when they will be coming by. If no one is at home, the agent can get into the house with a key stored in the lock box.

The other extreme of accessibility is to require a day's notice before a showing, and to insist that your real estate agent be present at each one. This will eliminate a lot of the inconvenience to you, but it may also eliminate a lot of showings of your house. Whatever arrangements you work out, keep in mind that the easier you make it for real estate agents to open and show your home, the easier it will be to sell it quickly.
